The Martlets in Burgess Hill is the subject of a proposed town-centre regeneration scheme involving NewRiver and Mid Sussex District Council. Anyone planning a shopping trip should distinguish that project from Market Place, which has its own current directory and visitor information.

The latest council project statement found for this guide was published on 24 July 2026. It said work was expected later in the year if remaining conditions were met. That is a conditional timetable, not confirmation that construction has begun.

What is proposed for the Martlets?

In its December 2025 project announcement, NewRiver said the consented scheme included 172 homes, a 102-room hotel and 50,000 square feet of retail space, including a 21,000-square-foot food store, with improvements to public spaces.

Those figures describe the proposed development. They are not a list of facilities currently available to visitors. The announcement also linked the joint venture to conditions including a residential land sale and pre-letting arrangements for the food store and hotel.

What has been agreed?

The council announced a conditional partnership agreement on 10 December 2025. NewRiver published its own account the following day. That earlier timetable anticipated construction during summer 2026.

On 22 July 2026, full council agreed the next stage of the project. The subsequent council statement said partners could continue work on the proposed joint venture and made a later-2026 site start dependent on remaining conditions.

Where can you shop in Burgess Hill now?

Use Market Place’s current directory for businesses including Waitrose, B&M, Boots, The Works and others in that centre. Check individual shop addresses and hours, especially if you remember a business from an older Martlets listing.

This guide does not reproduce a historic Martlets tenant list as if it were current. It also does not identify the whole town centre as closed: a regeneration site and the surrounding shopping streets are different things.

How to get to the Martlets area

Address: The Martlets, Burgess Hill town centre, West Sussex

The map marks the Martlets area for orientation. It is not a construction boundary or a confirmed visitor entrance. Follow current street signs and any site barriers when walking through the town centre.

For a shopping trip to Market Place, its visitor postcode is RH15 9NP. Its operator estimates a five-minute walk from Burgess Hill station and provides separate information about its car park. Use that information for a Market Place visit rather than assuming the Martlets project has the same access arrangements.

Before you go

Treat proposed dates as proposed dates

A summer or later-2026 target in an earlier announcement is not evidence of work starting. Before a journey specifically to see the site, check the council and developer for a dated construction update.

Questions before you visit

Has a construction start been confirmed?

The sources checked for this guide did not establish a confirmed start. The July council statement remained conditional.

Are the proposed hotel and food store open?

The cited announcements describe elements of a proposed development. They do not establish that those facilities have opened.

Is Market Place the same shopping centre?

No. Market Place publishes separate visitor, parking and shop information. Keep it distinct from the Martlets regeneration project when planning a visit.
